Vrbo has announced upcoming changes to their policies that will apply to any owners who connect to Vrbo on our platform. As a Vrbo partner, we will have to adhere to these changes. We’re providing highlights below as well as links to the full Vrbo policy descriptions for your review.

Travelers expect a consistently great experience when they book with Vrbo. To meet traveler expectations, and encourage more (and repeat) bookings, we’re introducing our new Host communication and Property sold policies. Learn about our ongoing efforts to maintain a trusted marketplace and understand any changes you may need to make.
Host Communication:
Effective date: January 1, 2025
It’s important that travelers have information critical to their stay in a timely manner. The Host communication policy includes property access instructions (keyless entry code or address to pick up key), check-in instructions, missing or broken key amenities, health and safety concerns, outages, and more.
- If a traveler informs us they have not received critical stay information at least 72 hours prior to arrival, Vrbo will open an investigation.
- If we’re unable to establish critical stay information has been sent as required, we may cancel the booking on the partner’s behalf, refund the traveler, and offer alternative stay options.
- If the booking is cancelled, the partner-initiated cancellation policy will apply.

Property Sold:
Effective date: January 1, 2025
Handling a sold property shouldn’t be confusing. To simplify, we’ve created a new Property sold policy launching January 1, 2025 to outline exactly what you need to do when your property is listed for sale or has been sold.
Additionally, Property sold will no longer qualify for a cancellation waiver.

Take note, it’s critical that as soon as possible after a guest books on VRBO, the guest accesses their booking on FrippIslandStay.com. To facilitate this, we encourage you to connect with the guest as soon as possible after initial VRBO booking. Best practice is to send the check-in information 10-14 days prior to guest arrival. Owners will be responsible for any fees incurred from VRBO on their property.
